SBA 504 Loan Program

The 504 program gives small business owners access to 90 percent financing at a low-cost, fixed-rate.
Typically, 504 loans can be used for small business owners who wish:

To own workplace-retail, a professional building, a manufacturing facility or warehouse OR;
To build a new building for business, office, restaurant, hotel or franchise operation, OR
To purchase machinery or equipment.
As shown in the pie chart, the 504 loan cuts in half the 20 percent downpayment that would ordinarily be required of the business owner. (Based upon good credit history and other considerations.)

Pro-PT just marked its fifth anniversary in business, and soon it will be celebrating the opening of its new building in Visalia, thanks to an SBA 504 loan.

Business partners Ronnie Eynaud and Todd Martin, both physical therapists, have used different loan programs of the Business Finance Center twice before taking the leap and using the SBA 504 program to build their own building, rather than leasing.

“We started our business with an RLF loan, and it was a great experience,” Ronnie said. “Now, we’re undertaking this building and relying on the expertise of people like Lisa and Dorthy to help us through and keep us pointed in the right direction.”

The new building will be 800 square feet larger, with a total of 4,400 square feet. It offers more efficiently designed space, conference rooms and additional offices. The business now has four physical therapists in Visalia and two in Tulare, and Ronnie sees the day when they would add another two therapists. “We have seen the physical therapy community grow and improve in Visalia in just the last few years and we like to think we are a part of making that happen,” Ronnie added. “Competition is good for business.”
