SBA 504 Loan Program

The 504 program gives small business owners access to 90 percent financing at a low-cost, fixed-rate.
Typically, 504 loans can be used for small business owners who wish:

To own workplace-retail, a professional building, a manufacturing facility or warehouse OR;
To build a new building for business, office, restaurant, hotel or franchise operation, OR
To purchase machinery or equipment.
As shown in the pie chart, the 504 loan cuts in half the 20 percent downpayment that would ordinarily be required of the business owner. (Based upon good credit history and other considerations.)

Mangini Associates, Inc. is an architectural firm that has been in business many years. Michael Tellian, Christopher McLain and Scott Parish have worked together at this firm for over 10 years and prior to that, they also worked together at Octagon & Associates for five years. They purchased Mangini Associates, Inc. in February of 2004. At this time they also formed TPM Investment Group, LLC.

The borrowers have been licensed architects for over 20 years. Mangini Associates, Inc. specializes primarily in educational architecture in addition to other commercial projects, including the new Valley Business Bank in Tulare. They are one of the most respected firms in school architectural work in the valley.

The three partners wanted to build a new location and contacted their bank and the Business Finance Center to secure 90 percent financing for this expansion. Their new location is located just off Highway 198. With a new modern look, it has room for their staff to work more efficiently and effectively, with room to grow.
