SBA 504 Loan Program

The 504 program gives small business owners access to 90 percent financing at a low-cost, fixed-rate. Typically, 504 loans can be used for small business owners who wish:
	To own workplace-retail, a professional building, a manufacturing facility or warehouse OR;
	To build a new building for business, office, restaurant, hotel or franchise operation, OR
	To purchase machinery or equipment.
	As shown in the pie chart, the 504 loan cuts in half the 20 percent downpayment that would ordinarily be required of the business owner. (Based upon good credit history and other considerations.)

Dr. Ralph Antolin started his dental practice in 1980 in the Phillipines and in 1995, he moved to the U.S. and acquired his license to practice dentistry here. He opened his Visalia practice in 1999 inside a leased location, which he later outgrew. He found a new location with better exposure and accessibility for his patients. He used the SBA 504 program to secure the best financing available for small businesses and now has a modern 4,000-square-foot office with a waiting area, a lobby and plenty of convenient patient parking. The new location also has additional exam rooms for his growing patient base.
